New Construction

In this time where resale homes are increasingly difficult to find, more buyers may be considering new construction.  While building a brand new home that nobody else has ever lived in is exciting, there are a few things to keep in mind.  Don't go it alone.  Sure, it's easy to go straight to the builder and deal with them directly, but keep in mind that the representative you are dealing with is an agent for the builder.  Since the seller pays the bulk of the agent's fee anyway, why not have your own agent representing you and your best interests?  The builder is not likely to reduce the cost of the home because they don't have to pay a buyer's agent.  They already calculated that cost into the budget.  Consider signing a buyer's agency agreement with a reputable REALTOR and let them help you navigate the waters.  Just make sure to do this before visiting the model or open house the first time and take them with you. Am I Going to be Able to Make This Work?

 As a newly licensed real estate professional, I often find myself wondering "Am I going to be able to make this work?"  Being a REALTOR is somewhat of a dream job for many people.  From the outside, it looks like a cushy job.  Answer a few phone calls, show a few houses, fill out some forms, and collect a boatload of money.  Okay, I over-simplify for effect, but it does seem like a fun job.  And it is! But there's a whole lot more to it. I have all the skills and experience necessary to excel as a REALTOR, as well as the drive and determination to succeed.  I love meeting new people and working with them to achieve their goals and fulfill their home ownership dreams.  I have extensive experience in process management, which definitely helps in the offer to close process. "How's the Market?"

 "How's the Market?" Traditionally, when someone new finds out that you are in real estate, their first line is "How's the market?"  For some reason nowadays, many people seem to think they know how the market is and want to tell you all about it.  Which is kind of funny because we're seeing things in the current market that are unprecedented.  Covid created widespread changes to the way companies do business.  Working from home became the norm for much of the workforce almost overnight.   People now need more room in their homes.  Room for an office.  If you're a couple, perhaps 2 offices.  Add in some kids, and you may need to consider space for home schooling.  Our social/recreational lives have also been turned upside down. Many consider the need for a home theater, game room, family room, etc no longer optional.  A back yard with room for a fire pit, barbeque, corn hole court, outdoor dining area.  You can't have this...

Sometimes Things Happen for a Reason.

Back when Covid first hit, and there was a lot of uncertainty in the marketplace, my employer at the time made the commitment to keep all full time employees on board for as long as possible.  To their credit, they did just that.  Not knowing how long or how widespread the restrictions on business were going to be, everyone knew that the vagueness of the statement was warranted.  But the fact was, business was suffering.  Some changes had to be made.   In the end (the end for me, anyway), the company offered a package to employees that met certain criteria.  As I had been doing the same job for quite some time, and quite honestly was looking for a change (and since I met the established criteria), I took advantage of the opportunity and decided to try something new.
